Planning Permission

In most cases (around 90%), garage conversions don’t require planning permission, as the footprint of your home remains unchanged. The main exceptions are newer developments where garages must remain as parking spaces. If that applies to you, planning consent would be required and an alternative space (like an extended driveway or converted garden area) may need to be provided.

As part of our service, we’ll handle the entire process for you. We start with a development questionnaire and, if permission is needed, we manage the application on your behalf — ensuring everything is taken care of from start to finish.

Building Regulations

Every garage conversion must meet current building regulations because the space is being turned into a habitable room. Our team ensures full compliance by:

  • Adding insulation to floors, walls, ceilings, and cavity walls

  • Installing proper ventilation (especially with existing flat roofs)

  • Forming new doorways and checking lintels for structural integrity

  • Completing structural calculations for any new openings

  • Upgrading or installing linked smoke and heat detection systems

  • Providing certified electrical work (Part P) and Gas Safe installations

If your conversion includes an en-suite, we also manage drainage and plumbing to meet all regulations. With decades of hands-on experience, we guide you through every stage — no pushy sales tactics, just practical, expert advice. All building regulation forms, drawings, and OS maps are handled in-house.

Brickwork

Where the original garage door was, part of the concrete floor is excavated and new foundations are laid — sometimes over 2 metres deep — to match your home’s existing structure. New brickwork is carefully toothed into the original so the finish looks seamless.

Heating

We can extend your existing central heating system (subject to boiler capacity) or install our EasyHeat radiator system — a cost-effective, Part L-compliant electric/water hybrid radiator that looks just like a standard unit.

Flooring & Decoration

Choose from a wide range of flooring options, including wood, laminate, tiles, or cushion floor — with samples available on request. Decoration can be left for you to complete, or we can handle it all so you’re ready to move furniture straight in.

Electrical Work

From consumer board upgrades to additional sockets, lighting, and TV points, we offer a full range of electrical services. Our transparent quotations break down each cost, so you stay in control of your budget — even if you decide to make changes mid-project.
